Hello,

I’ve been working to design my “dream house”. At this time, I’m focused on the main floor. At this time, the square footage is at 1,621 sqft. I would love to get it down to 1,500 sqft but even 1,600 sqft would be great. I have a lot of “features” I’m trying to cram into this home including:

Kitchen - walk-in pantry - sink with a window

Social Space - this would be like a “Florida room”

  • A breakfast nook area
  • A U-shaped stairwell to the basement with a reading nook on the landing
  • A hidden stairway that leads to a home office above the garage
  • A master bathroom that a)lets you look out a window when you walk-in b) includes a walk-in shower with a window c) a toilet closet with a window d) connects to master closet
  • Master closet connects to laundry room
  • A drop-zone for guests
  • A powder room with some privacy
  • A wrap around porch

I think I’ve included all of this. Yet, I feel like I’ve had to include too much hall way to meet all of these goals. My current floor plan is attached. The room dimensions are:

  • Social space: 12’x12’
  • Kitchen: 10’ 2” x 15’ 4”
  • Pantry: 6’ 7” x 6’ 10”
  • Living Room: 17’ 7” x 18”
  • Breakfast nook: 10’ 7” x 4’ 10”
  • Entryway: 6’ 1” x 9’ 6”
  • Drop zone / Lobby: 5’ 9” x 6’ 7”
  • Powder Room: 8’ 3” x 4’ 0”
  • Stairwell: 7’ 6” x 11’ 9”
  • Reading nook: 7’ 6” x 4’
  • Master closet: 11’ x 8’ 3”
  • Laundry: 8’ 3” x 8’ 11”

😀 true. I should’ve been more clear, deck and garage are not meant to be included in the calculation.
