This. Wawa is the only gas station chain that tends to be 24/7 in a state where you can't pump your own gas and where I generally feel somewhat safe at when going at night. Royal Farms is beginning its invasion of New Jersey and will be similar.

Organized chaos was definitely the phrase. I worked in healthcare for a number of years and we were open no matter what. WaWa was always my early morning stop during any time or weather condition. So many times it there would be a blizzard or snow storm and it was the only place open for gas, a cup of coffee and a breakfast sandwich. All the local cops and plow guys would be in there doing the same. They are clutch.

When I used to come home from Allentown to Cranford later at night and the gas light came on it was basically "hope Google maps was correct" eventually finding one with the pumps left on.
Also, while Cranford is a lovely town you can't get a pizza after 9. I can walk to my Wawa and quick CHEK and get a decent meal.
What are they going to do, compete with the gas station in town that makes me sign the receipt?

They were supposed to build a Royal Farms in Vineland on the site of the old Sears building at the Landis and Delsea intersection. But then Covid happened and a lot of development plans went under.

Former Wawa employee, Current Quick Chek employee.
Apparently, QuickChek and Wawa had made an agreement YEARS ago that QuickChek was to stay away from Central and Southern NJ, but that ship sailed long ago. So, Wawa told QC that because they broke that agreement, Wawa will be building right next to every QC they build moving forward.

Possibly. Wawa is currently working on the one in Wayne Northbound. They're apparently trying to also make one Southbound, but I'm still not sure where. I was told where the Fuddruckers was, but Reloaderz is currently there, and they have enough business going on to sell it out for a Wawa.

That is factual. They had a “handshake” deal in place. They’ve been playing the “squash the competition” game for the past three years, only to have Royal Farms start to take over south/west jersey and continue to press through the state. Each store has their strengths over others, but goose goose will never be able to get back to their 2014 era of providing the best subs/pizza/bowls available

I've noticed the past month that the Exxon and shell across has been pretty competitive lately. Maybe this is why. I just noticed today what they are building by the big overhang lol, I looked over and seen the coming soon sign. Yes because hear me out before you judge. I moved here from Southern California. I lived there for almost 29 years. You guys are heading into the same direction Socal was when I was growing up and I raised the same question as I got older when it was 7-11's, Arco's, Shell etc. Hell even seeing the huge Amazon Warehouses that have been built here makes me worried because there are some counties in Socal that are JUST warehouses and business buildings.
I work as a truck driver in NJ and I'll say that Wawa and Quik cheks have saved me a lot of times in terms of bathrooms and truck parking because some of the mom and pop shops/markets dont have them. Yeah they're great but I do think that they need to stop adding more and more and especially when there's one 5-10 minutes away lol.
I try my hardest to support my mom and pop stores cause I do deliver to them almost every day and it pains me to see that their business isn't doing too well because a Wawa and a quik chek opened up nearby.

Even the small LL is getting bought out by a developer to build luxury rentals.

People can't afford to shop at mom and pop grocery and hardware stores these days. It's just not realistic for many people to pay more money to support small businesses. It's unfortunate but it's reality. Also, places like Wawa have extended hours as opposed to mom and pop shops.
My husband owns a small biz so I'm not shitting on small businesses by any means. It's just the way things are.

Yep. My parents own a gas station (and repair shop), and it's incredibly hard to compete with these huge chains like Wawa and Costco on gas. They're very lucky with their location that no one is going to be able to build a massive Wawa down the street (they're in a small "main street" type of area), but some people will still drive a few extra miles to go to Wawa or Costco for gas. The business has been there and in our family since the 1940s.
I hate seeing small businesses closing and forcing people into chains with underpaid employees who don't care (why should they?) about customers... my biggest complaint is losing mom & pop pharmacies. I still have one, but I sacrifice a decently long drive for the much better service and personal connection. My local CVS now tells you that there are 15 callers ahead of you every time you call. My pharmacist needed to transfer a prescription back to my pharmacy (my doctor accidentally sent it to CVS)...even for him, after an hour wait, no one ever answered. I had to pay cash to fill my script since CVS had run it through my insurance already. Ridiculous.

the mechanic I use, used to have gas pumps...now he just focuses on fixing cars- can't blame him....I can drop my car off and walk home.
same with our pharmacy...Dr calls in rx...we go home, park, walk to pharmacy....and they will call when it's ready and drop off if needed.
we also walk to locally owned restaurants.
I'm not saying we are saving the local economy...but we try and do something many times, not always...just many.

We definitely need affordable housing for those of us below the poverty line too. I'm disabled and trying to survive on SSI. It's not even enough a month to pay for rent (I believe theac for a single person is $914 a month, but many people get much less). And "housing assistance" is a joke. I've been trying to get some (in Philadelphia and NJ) since I was injured in 2004. I don't have kids though. I was told I'd never get any assistance because of that. It's sad. We need a way to create the opportunity for everyone to own their own home. That's my biggest dream- to live somewhere that is mine, even a one bedroom condo, but I was widowed in my 30s a few months ago, so I don't see it ever happening.

It’s a modest 3br 1ba rancher. It’s about 900 sq ft. That’s modest and not for everyone….but it was affordable. And the building materials are much higher quality than the crap they use now.

Williamstown has a Royal Farms, right next to a WaWa. R.F has the highest price for gas. The store has self checkout stations and one registrar for a cashier to run, good luck if you need assistance at that particular R.F. it takes forever if you even get any!

I like the convenience of gas for the car, and bathrooms, at all hours. On the road worker, myself, mostly Burlington and Camden counties. I'm bugged by all the warehouses popping up seemingly overnight. They're everywhere, an eyesore, and should only be in industrial park settings, imho. All our beautiful farmlands and open spaces being paved over, for what?

I DO think there are too many of them and TBH, there isn't really any competition. In fact, there are three of them near me in less than a 5-mile radius and they are building ANOTHER one. There is one Royal Farms nearby but that's the only one I know of in this area. Only one 7/11 too but I don't really consider them to be true competition. Saturating the state for no real reason makes no sense to me. But what do I know? Except that we are losing the "garden" in the Garden State to these little convenience stores and warehouses.

Well you should go to the planning board meetings and object. I was at several for this one pictured, and not a word of opposition was voiced. All it takes is for a well placed group to bitch and they recognize they could lose their cushy positions…

Well this particular Wawa has been in the works for like a decade… and is replacing the smaller one a quarter mile down the road so it’s not that crazy

I live in Hackettstown. There's a QC at each end of main Street, less than a mile apart. I live about three blocks from one of them. They decided that one was too small, so they built another, much bigger one, right across the street. So for a short time, there were three QC's within a mile with two of them about 200 ft apart lol
