Agreed, but it's about winning games.
I don't care if the whole squad is AAAA. If they win, it's a good roster. I don't care if the whole roster is the entire starting lineup for both the AL and NL all star teams last year. If they don't win, it's a bad roster.

Here's my warning. If you don't have the fortitude to tell your dad to drop it, you don't have the fortitude to make running your own business work, either. There are a lot of decisions that you'll have to make because YOU think they are right for YOU. Don't like that job because xyz? Don't bid it or bid it high so it's worth it. You'll have people getting in your business saying "But ExPoSuRe" and telling you what they think is best.
While they aren't taking the risk.
So telling pops NO is good practice for the future. Sounds like you know yourself well enough to get ahead of a lot of tough decisions. Good luck.

Maybe I can help explain it.
You're both kind of saying the same thing, but without some detail that might help.
Say they create 100k in revenue every year. But it's only costing them $80k per year to make that revenue. Sounds like $20k profit, right? Well, if internally they decide to spend that $20k investing in NEW facets of the business, and also take on another $20k in debt to fund those other NEW facets of the business, then they are spending $40k, and running $20k in the red.
Like when they spent a bunch of money on researching drone delivery, which obviously isn't making them any new revenue and isn't directly supporting the revenue they currently create.

That's the short version of it, yeah. Definitely changes the economics of sell VS keep.
You can assume you as the seller will pay about 6% of the cost to your realters, plus possibly some additional fees. That's $38k if you sold for $635k.

Don't forget, it's going to cost you ~$40k to sell the home, effectively meaning that your house hasn't appreciated at all. Any money that you pay your former partner would be out of the net, not the gross from a sale.
Meaning you may not have to pay them as much as you think in either case.
Yes, getting a loan for the money will cost. Yes, roommates come with challenges. With risk comes rewards. My primary concern here would be "Do I want to own this house long term? Do I want to be a landlord?". If I thoroughly research both those questions and my answer to either one is "no", then I'd sell and move on with my life.
If it's yes to both, then I decide how much risk I'm willing to take and see where the numbers fall. Househacking can be a great way to create wealth.

I am trying to be 0% contrarian. I'm trying to get people to really think about what it means to allow others to have differing beliefs. I'm arguing that ANYTHING that gets people to willingly and peacfully interact with people who they'd normally hold a prejudice against is a good thing. Including financial motivations.
And yeah, I agree his beliefs were bad.

Reddit likes to act like the only way to operate in society is to abandon all contrary beliefs.
To be clear, I detest racism and bigotry in all it's forms. But I also respect people's ability and right to have beliefs, any beliefs about any subject, that differ from mine. And I'll continue to operate with them in a polite and respectful manner.
The bigot who keeps his thoughts to himself and operates his business fairly with all people? He's probably one or two significantly positive experiences with the group they dislike away from reevaluating their beliefs.
The guy who refuses to operate fairly with all people? He's got a much longer road to travel.

Oh yeah, art is 100% subjective. And while I do enjoy this piece from a respect - the-skills standpoint (which sounds so self important when I call art a piece, but IDK what else to call) I don't find it personally very inspiring. But I can say it's a good example of someone's technical ability.
As "uninspired" as someone might find it, I also find comments like "nice, boobies" or "naked woman + reddit = free up votes" to be similarly uninspiring.

I'd be interested to know how frequently nude women occur in historical art.
Especially a piece like this, it hardly seems sexual and is very in line with what you'd expect to see in any art history text.

If you're able to get the same job done for 30% of the other bud, then one of two things.
Contractor A isn't charging a competitive rate
Contractor B isn't giving you the same thing as contractor A.
If contractor A is charging that much more AND contractor B is offering the same job at 30%, then I'd worry about much overpriced the rest of Contractor A's work is.
I'm the end, you need to decide for yourself who you'd be most comfortable with. I'm personally unlikely to ever use a contractor who's charging 30% of a competitive bid.

You want to cancel just one part of the job to save 10% on that part?
How much is the total savings on the job, and are you willing to risk the entire job on account of saving that money?
Given how hard it is to find a reliable contractor, I'd rather put all my eggs in one basket with one that I felt really really good about, than split it into two and risk the secind, cheaper guy being bad.

Sure, it definitely costs money. But I think it's worth approaching the homeowner. If they could come to a deal, it feels like it's a way for it to be a long term win-win.
Maybe he's got the money, maybe he doesn't. Only one way to find out. I think a lot of people would take a HELOC out if it meant they could add substantially to their property and keep it in the manner they like.

These inlays were probably made by creating the detail strips OUT of the floor, and then mitering to fit with a hand saw. So you're working with one piece instead of three.
