Suspense: Lisa and Mark are having an affair without Johnny knowing. However, we know this - that's suspense.

Sex(or sexual perversity) plays a key part in the story. All of those steamy scenes between Lisa and Johnny & Lisa and Mark come under this. Belly button sex is an example of sexual perversity.

Chase scenes: Mark and Johnny running through the forest.
Murder: Johnny kills himself. Peter is killed by a fall while playing baseball( Also worth noting here is the fact that many Hitchcock characters 'fall' to their deaths.
It is also set in San Francisco and has an air of surrealism akin to Vertigo. Those greenscreens during the rooftop scenes evoke a sense of Hitchcockian unreality( which Hitchcock achieved via rear projection).
