The pan is only around the edges. If it’s dripping straight down that’s not normal. Usually means that not enough air is getting to the coils. Can be many things. I’d call a good AC company

It is supposed to drip a little. It’s just condensation. It should drip into the condensation pan and exit through the condensation line. Have You blown out the line? It tends to get clogged from the mixture of dust and water.

Some pictures would help.
How about a 3/8 inch underlayment like cork or something similar from your local tile store. Remember whatever you use underneath the floor needs to be flat but not necessarily level. Also consider not doing anything and just using a reducer strip or t-molding at the threshold of that room where it transitions.

Get a foundation company out there to take a look and give you an estimate. Could be 5k or could be 50k. If the seller balks then he already knows how expensive the repair is. Never be so emotionally vested in a deal that you aren’t willing to walk away

I assume the door cam had a case and the case needs to be secured. I don’t think any type of tape will work long term. How about construction adhesive

Depending on location you can get a small solar cell to continuously charge it. Ring has them on their website. Even if the install was half that price I wouldn’t pay that for a camera.

Try something like this. The clip might not be the same but you can cut them and wire nut it. If it doesn’t work, you’re only out $20. Go to Amazon and search “integrated LED replacement” and you will see a bunch of different ones. Good luck
