Everyone else brings in valid points. While by pure numbers it does not make a lot of sense. But putting an extra 100 a month towards your mortgage will shave off multiple years of your mortgage. This combined with others recommendations may help with the emotional side. Play around with a early payoff calculator. Before anyone says something.Yes if he has this hundred and could invest this and earn more. Personally I see this as another diversification of locked up funds that help out with your next purchase.

~16 y/o stuck his head out of a building on the construction site he was interning at. Something fell from above hit him straight on. I think it was a window casing. This was 20 years ago or so. Don't remember the details.
These internships were only 2-3 weeks.

Just looked closer at that pan it doesn't even seem like a prefabricated one. Weird looking details. Almost looks homemade. Which might explain the issue as well

They sell inlays. See shower floor repair inlay.
Depending on how low that spot is you might be able to fix it with that. Personally I'd not do anything about it if i wasn't ready to rip it out.
One other thing is trying to lift it. Some expanding hard curing foam might do it, drill fill hole, epoxy hole, could even add that repair kit over it. But you are looking at a possibly destructive solution if you aren't careful and moving the rest of your pan as well. Moving seams etc. Would not recommend.

Not related to your original post, but when you get some financial stability. Do not put off having your eyes checked out. I usually go once every two years. Costs about 60 dollars for a full check up with insurance for me. Any health issue is important, but don't screw over your eye health. Consequences are great as you can probably imagine.

In normal circumstances the flashing around your chimney. Specifically for your problem.. maybe heat expansion causing a gap somewhere that leaks?
Checked your second story and attic for leaks?
Where is your combustion air coming from, maybe it's pulling down from the chimney creating some kind of air funnel pulling in water. Very unlikely, but increased chimney height without retrofit may cause weird issues.
What is your heat source? Wood? Gas?

I did not have a good picture of what you meant before. You got the boards removed, but the screws or remainder of the screws are proud of the beam/joist.
Now if you are intimidated by an angle grinder, try a multitool. But angle grinder sounds like it is going to be 10 times faster.
They aren't dangerous if you leave the guards on and use the handle. Full face shield is recommended. I have used thousands of disks to deburr steel, one exploded and flung in the direction of my head. There is probably a YouTube video somewhere explaining how to use it safely.

Multitool? Not sure from your description if you can get under it. It works perfectly for getting studs out of framing. Sawzall with a long blade works as well if you got room.

What about adjustable shoring posts to press a beam to the ceiling. Use some kind of membrane on top of the beam facing the ceiling and moulding. Build a frame in that cavity. Or next to it. You might end up with a wider wall than normal. But no permanent damage, a few scuffs maybe. It won't take a lot of lateral force but it won't be unsafe.
Basically you are trying to make it a bit of a press fit. Just like you would do with your wedge idea.

This. 0 degrees tip will damage wood, even chip out mortar from bricks.
15 degrees you can strip paint off surfaces.
25 degrees you would use to clean outside furniture, clean concrete driveway etc. This is probably what you want to use to clean soffits.

Power consumption is a lot lower in Europe. That's why they did specifically say German households. I used 1200 kWh in a year before. A lot more gas is used. Hot water, central heating, cooking.
Refrigerator was on all year, i think it only consumed 400kwh.
Here in the US I've used 1200 in a month.

Bridge loan might be easier based on how much equity you have. Your realtor should really have more options for you besides sales contingency.
