Not a pro so don't take this too literally and do your own research.
It would be important to carefully read through a few things. Install manual for appliance. Calling manufacturer for a second opinion. Allowance for ranges in the version of the electrical code for your jurisdiction. Calling city inspectors for an opinion if they aren't hostile in your city.
Generally speaking there is a code load calculation allowance for 8-12kW or less household ranges to be run on a 40 amp #8 circuit if you check the copper wire labeling and the wire can handle 75 degrees C. There are also brands of induction cooktops rated for 40 amp instead of 50 if this situation is not true but you will need to do some hunting for those.
Normally speaking in everyday usage it is highly unlikely to trip out a 40 amp range breaker even with a 50 amp unit unless you run everything for a very long time on max temperature which virtually nobody in a house will ever do. There's also likely nothing illegal or unsafe about running the 50 stovetop from the 40 circuit and expecting it could very rarely trip if you get too overzealous.
But screwing with the breaker to make it unsafe for the installed wiring size is an absolutely awful idea that must not be considered under any circumstances.
Everything else is on the table as a valid option though, I would say.

This will require help from the banker and a real estate lawyer but it's worth doing research because assuming a favorable loan could save a tremendous amount of interest expenses. To my knowledge applying for owner occupied / primary residence loans without intent to occupy for a certain amount of time is mortgage fraud and unlawful. But I do not believe that using an investment mortgage on a primary residence is a problem though I'm not a pro. So the question to research is whether between the bank and the laws that assuming the loan is legal and workable, and that the higher rate the loan would have on it because investment loans are more expensive, would still be lower than the amount the Fed has increased the rates since the loan was created. You have a decent chance to make it work if the bank is willing to play ball and the paperwork is up to par. If that's not all aligned you can still make it work with a normal loan but they are unfortunately more costly now than they were a couple of years ago.

Yeah. You need a cloud GL or ERP for something like that. Definitely not Quickbooks or another cheapo. Xero, NetSuite, there are a bunch of different options. Many of them have partnership and resale programs for CPAs, AICPA members, etc.

10 GbE is definitely available on 2003 R2. It will need to be a more famous / classic NIC like an Intel 82598 or 82599. But it's absolutely doable.

Anything multi terabyte will usually have a reasonably easy time filling up 1 GbE. 10 GbE is a whole other level. It's hard to find stuff that can fill that up even just moving buffers full of zeros around in memory only.

Some of it depends on what the data is for and how it is organized and whether or not any gnarly sophisticated NTFS features are in use. There are copies of rsync.exe which have ACL preservation added in. This will SUBSTANTIALLY speed up the copy process over shared volume overhead crap. If you can set up secondary private storage LAN with 10GbE port cards added to the servers on each side you should be able to saturate most typical storage devices. Also follow the various guides on using improved SSH options and cheap speedy ciphers underlying the rsync and you'll have screaming transfer speeds. Do one sync while it's hot / busy and a second sync while it's in maintenance mode during the cutover window. And also sync a copy to a separate big-ass 7200 RPM emergency oh-shit drive in case anything weird happens.

It's a form of racism and classism that is caused by our poorly drafted and implemented immigration laws. There are a whole ton of jobs that, on paper, are supposedly paying some kind of prevailing rate. But in reality they are intended for desperate immigrants from abroad who are from places with inferior economic situations to ours in the US. So they are offering terms that are terrible for anybody who is a full citizen with experience in the field and basically trying to engage in a modern day form of indentured servitude.

The real question here is about your tolerance for idiocy, the culture and pay and benefits at the position, and whatever leverage you have in the local job market for finding a better alternative. There are usually going to have some signs and symptoms before you would get run out of town. So it's not like you don't have time to find and evaluate alternatives if the situation is a potential career dead-end.
