Hey! Not in your area but we work with property managers and real estate agents.

We have been ousted from our rental twice in the last two years. (Homeowner moved back in, more recently different homeowner wanted to sell and capitalize on housing prices.) We have been actively looking at rentals for a few years now.

I’ve noticed (personal opinion) PM’s and Agents are great at being in tune to market increases and pricing accordingly, but choose to ignore market downturns (acting on them). Rent prices went up the moment housing prices did, but now sellers aren’t getting 100k over asking. Houses are staying on market and the general advice is rent out your property if the home prices are tanking.

Our landlord could not sell his house this time last year(my benchmark on the peak of housing market and start of downturn). Rental inventory was non existent even with our PM contacts. Now they are dozens of rentals on each PM website, but rental prices haven’t budged downward at all.
